Scheduled around your hours
The visit takes place before you open or after you close, so the space is in order when it needs to be used and the cleaning does not interrupt the working day.
A named coordinator
A specific person at Mount Lab Vault is reachable during business hours for anything related to your office. Not a general enquiries line, not a rotating contact — the same person throughout the arrangement.
Consumables monitored
Soap, paper, bin liners — we keep an eye on what is running low and flag it with a note so you can reorder without the space running out between visits.
Keyholding recorded in writing
If we hold keys to access the office outside your hours, the arrangement is set down in writing — who holds them, under what conditions, and how access is logged. Clear on both sides.

No one owns it
In a small office, cleaning tends to be managed informally — done when it becomes obvious, by whoever is available, to whatever standard they apply. The result is inconsistent and often falls behind what the space actually needs. It also tends to produce low-level friction: nobody wants to be the one who always notices.
The disruption of cleaning during the day
Cleaning during working hours interrupts focus. The vacuum, the movement between rooms, the smell of products — small things that accumulate into a disrupted afternoon. For a firm without dedicated space for the team to work around, this is difficult to avoid without a service that schedules itself around your hours.
Waste separation done incorrectly
Japan's municipal waste rules require separation that is specific to each collection area. Getting it wrong creates a practical problem and, in smaller offices, a recurring one. We handle separation in line with the local schedule for your address, so this is not something that falls to your staff.
How this service works
A weekly visit for offices and studios under 100m², before your opening or after your closing, covering everything that needs to be maintained.
The scope covers desks and shared work surfaces, meeting rooms, kitchenette, washrooms, entrance glass, and waste separation. This is the standard set of areas; if your office has particular requirements — a reception area, a server room that needs different handling, equipment areas — we can adjust the scope at the outset.
We do not subcontract. The people who visit your office work directly with Mount Lab Vault. The named coordinator arrangement means that if anything changes on your side — a new room added to the scope, a shift in the schedule, a question about last week's visit — there is a specific person to contact rather than a general inbox.
For access outside your hours, we discuss keyholding at the start and put the arrangement in writing. If you prefer to leave access with a building manager or a code, we can work within that too. The arrangement is recorded clearly regardless of which approach you choose.
What the arrangement looks like week to week
Once it is set up, the arrangement should not require your attention to run. That is the point of it.

The visit takes place outside your hours
The team arrives before your opening or after your closing, carries out the visit according to the agreed scope, and leaves the space in order. No coordination required on the day — the schedule is set and followed.

Consumables noted as they run low
When soap, paper, or bin liners are running low, a note is left with the visit record. You can reorder at your convenience, without having to track these things yourself between visits.

Your coordinator is reachable if needed
If something needs adjusting — a one-off change to the schedule, a new area to include, feedback on a recent visit — your named coordinator is reachable during business hours. Most weeks you will have no reason to be in contact.
Investment
¥23,000 per week, for offices and studios under 100m². The price does not vary with headcount or the number of rooms within that size.

There is no minimum contract period. The arrangement is confirmed in writing and can be ended with reasonable notice. If your office grows beyond 100m² or your needs change, we can discuss what a revised arrangement would look like.

No subcontracting
Everyone who enters your office works directly with Mount Lab Vault. This matters for consistency, for accountability, and for the basic fact of knowing who has access to your space.
Waste rules followed correctly
Municipal separation rules in Osaka are specific and change by collection area. We follow the schedule for your address rather than applying a general approach. The risk of incorrect separation falls away entirely.
Seven years of office clients
Small offices have been part of the Mount Lab Vault client base since the beginning. The particular requirements of a firm without a facilities function — access arrangements, communication that is quick without being intrusive — are familiar to us.
Written records throughout
The scope, the access arrangement, the schedule, and any changes to these are set down in writing from the start. If a question arises later about what was agreed, the answer is documented.
Our commitment
If a visit does not cover the agreed scope to the agreed standard, we return to complete it. Your coordinator handles this directly.
If something is not right after a visit, contact your coordinator. We will arrange a return visit to address it at no charge and without the need to escalate or repeat yourself to different people.
There is no minimum term. The arrangement can be ended with reasonable notice, as stated in the written agreement. If your circumstances change — a studio closing, a move to a larger office — the arrangement ends when you say.

Describe the office
Use the contact form or write to info@mount-labvault.com. Tell us the approximate size, the rooms present, what hours the office operates, and how access outside those hours would work. A brief description is enough at this stage.

We propose the arrangement in writing
Within one working day we reply with a proposed scope, schedule, and access arrangement. We confirm your named coordinator and what to expect on the first visit. You review it and let us know if anything needs adjusting.

First visit, check-in, and ongoing
The first visit takes place as agreed. Afterwards your coordinator checks in briefly to confirm everything was in order or to address any adjustments. From there the arrangement runs weekly without requiring your management.
